The Warehouse Project

How we turned a derelict warehouse into London's most-booked event space.

When we first walked through the Bermondsey grain warehouse in January 2024, the roof had partially collapsed, pigeons occupied three floors, and the council had flagged it for demolition. The owner gave us four months and a brief that read: "make it extraordinary."

We preserved every exposed beam. Ran a new steel frame through the interior like a spine. Installed floor-to-ceiling glass on the south face to flood the ground floor with natural light. The original loading bay doors became the main entrance, their patina left untouched.

The venue opened in September 2024. Within six weeks, it was booked solid through the following spring. London Evening Standard called it "the most atmospheric space in Bermondsey." The council withdrew the demolition order. The neighbourhood gained a landmark where there had been a liability.

Initial sketches, massing studies, and material explorations. We present three directions and refine the one that resonates.

Design Development

Detailed drawings, engineering coordination, and planning submissions. Every joint, every threshold, every detail resolved.

Delivery

On-site oversight from concept architect to completion. We do not hand off. We see it through to the final walkthrough.
